We always carry out accompanied viewings using our expert staff who will inform you about the property, the responsibilities you have to the property and us as agents.
A convenient timing will be arranged – we will conduct weekend and evening viewings. Please call to arrange a suitable appointment.
Once a suitable property has been identified and a rental price has been agreed you will need to complete a tenant application form.
We will require a holding deposit equivalent to one weeks rent in order to reserve the property while we carry out the necessary referencing.
This is fully refundable unless you later decide not to take up the Tenancy or fail to satisfy the referencing.
Our credit checks are carried out by a reputable company who will take references on behalf of the landlord. This normally includes your employer and current/ previous landlord. They will also normally request proof of earnings and photographic ID.
Our Tenancy Agreements are written and prepared in accordance with current guidelines and legislation. They will be carefully explained to ensure you fully understand the legal implications before signing and committing to a tenancy. We will always aim to ensure that all of our properties are of a suitable standard and conform to current safety regulations.
Upon being ‘checked-in’ to the property we ensure a comprehensive written inventory is agreed between the tenant and ourselves as the agent.
Typically we quote rents on a calendar month basis. Rents do not usually include utility bills (gas, electric or water) or council tax. Rents are paid monthly in advance by standing order to our Client Account, and the first month’s rent and security deposit must be paid (in cleared funds) on or before the day that the tenancy commences.
A deposit normally equivalent to one month’s rent is taken to cover any damages, dilapidations or deductions due. The deposit is then transferred into The Deposit Protection Service within 10 days. It is a Government-authorised service where the deposit is held securely with a trusted high street bank.
We ensure that all gas appliances are safety checked annually and you will be given a current certificate at the start of a tenancy. The electrical equipment must also be safe and we strongly recommend to our clients that the appliances are periodically checked by a qualified electrician.
